Boadilla Industrialized Housing

The Community of Madrid, through the Directorate-General for Housing and Rehabilitation of the Regional Ministry of Housing and Local Administration, has launched the second phase of the Plan Vive affordable housing programme. The initiative promotes the development of affordable rental housing on publicly owned land across five sites in three municipalities within the Madrid region—three in Colmenar Viejo, one in Pinto, and one in Boadilla del Monte—under a public concession model that encompasses the design, construction, operation, maintenance, and long-term management of the residential developments.

The Boadilla del Monte development comprises 524 homes built using industrialized construction systems. The dwellings are arranged in twelve residential blocks positioned along the site’s contour lines and located around its perimeter. This configuration responds naturally to the site’s pronounced topography, enabling each building to benefit from optimal orientation, expansive views, and enhanced privacy while minimizing visual and spatial interference between neighbouring blocks.

The arrangement of the buildings defines a generous central landscaped space that terraces with the natural slope of the terrain, creating a sequence of outdoor communal areas integrated into the site’s topography. The design ensures clear and efficient access throughout the development, accommodating both pedestrian circulation and emergency vehicle routes. Particular emphasis has been placed on universal accessibility, ensuring that all public spaces comply with the principles of accessibility, inclusion, and non-discrimination, providing an environment that is comfortable and usable for all.
